I admit to becoming a contractor for Titanium Solutions because I wanted more foreclosure listings. That's what Realtors do ... list and sell homes. As corny as it sounds, I also wanted to help people in troubled situations. I believe in God and know he wants us to help each other. I also believe that if you help someone get what they want, the universe (a.k.a. GOD) finds a way to give back to you. I went home at the end of this day with that warm and fuzzy feeling knowing I was a part of something good.
Deon and Louise raised their kids in their Mesa home. For the past 30 years Deon had been concentrating his skills as a custom jewelry designer. Over the last year most of his clients began buying "cheaper" jewelry from China and his income dwindled. A few months ago Deon and Louise missed a few consecutive mortgage payments and found themselves facing foreclosure, eviction, and ruined credit .
Louise had a steady job and was keeping things on the survival path as Deon retooled his business plan. Things were looking up for them, but they were not sure how they were going to make up the $3,700 in accrued interest, escrow advances, and fees. Then I knocked on their Mesa door.
Their loan servicer wanted me to present a loan modification to them and stop froeclosure. This was the deal:
- All accrued interest, escrow advances, and fees to be added to the principle balance
- Interest rate drops from 11.375% to 8%
- Monthly payment lowers $150
- Next payment due in 45-days
- The loan is extended for an additional 4-months
Needless to say, Deon and and Louise were very grateful. We exchanged warm handshakes and hugs after we met at their bank to notarize the necessary documents. It was really nice to feel their gratitude. I know I was only the messenger, but it was a good message. Perhaps they will someday refer a client to me because of the respect, empathy, and concern I showed to them.
Many lenders are getting killed with bad loans and do not want to take a home to the public auction ... and they especially do not want to leave with it. So "bozos" like those in this movie need to get a clue and hammer out a deal with their lender. They may be surprised at just how good a deal they can get.
