There have been no significant changes in the total active listings for the greater Phoenix area since June 01, 2008. The last time MLS experienced a significant change was a drop of 1,777 listings from May 1 to June 1. Since that time there have been an average of about 52,300 listings on the market.
October, 2008 started with 15,348 foreclosure-type listings on the market. Foreclosure-type listings are defined in the MLS as "lender owned properties," "lender approval required", or "short sale approval required."
29.4 percent of all active listings on the market are currently foreclosure-type properties. Although not indicated on the below chart, this number has been steadily growing for the last eighteen months.
The three columns on the right indicate the allocation of listings between Maricopa, Pinal, and "other" counties. "Other " indicates the remaining counties within the state of Arizona, but it also represents listings from across the country. Our MLS allows its licensed Realtors to input and categorize listings this way.
